How it works
Give us the property address, what you want to know, and your deadline.
We check the available records and confirm what your $149 report will cover and when it will arrive.
Payment comes after we agree on the work, before research begins.
We email your PDF report. You can reply with follow-up questions.
Property updates
Tell us which property you want to follow and what changes matter to you. We’ll discuss which records we can check, how often, and the price.
Property updates are separately priced. They start only after we agree on the work and schedule; this request does not start a subscription.
Request your report
Send the address and your question. We’ll reply to confirm the research and delivery date before you pay.
Select “Question about an existing report” and include the report reference. You can also email us directly.
Before you request
We research public city planning records for a specific commercial property: proposed projects, applications, recorded decisions, approval conditions and project history. We confirm what is available before you pay. Searches across multiple properties or broader market research are quoted separately.
We give you a delivery date after checking the available records and agreeing on the question. Include your deadline in the form so we can tell you whether it is realistic.
We tell you about known gaps before you order. If the records leave a question unanswered, the report explains what is missing and what to check next. If we cannot deliver the work we agreed to, we offer a revised plan for your approval or a refund for the undelivered work.
Yes. One round of follow-up questions within 7 calendar days of delivery is included. Researching a new property or new question costs extra and is agreed separately. If you spot an error, tell us at any time. We check it and correct our errors at no extra charge.
Ask about the property you want followed. We agree on the records to check, which changes matter, how often to check, and the price before starting. Updates are a separate service; requesting information does not start a subscription.
